Standing at 450 feet, the 42-story Art House condominium tower in downtown St. Petersburg has officially reached vertical completion, marking a significant milestone in the construction of this luxury 244-unit tower at 235 1st Avenue South.
The topping-off ceremony signals a key step forward for South Florida-based developer Kolter Urban, which has already completed two other high-rise condo projects in downtown St. Pete: the 41-story ONE St. Petersburg and the recently finished 35-story Saltaire. To celebrate this construction milestone, Kolter Urban will host a private event on Thursday evening.

Coastal Construction, the project's general contractor, broke ground in mid-2022 on the site of a former surface parking lot next to 200 Central, St. Petersburg’s tallest office tower. Earlier this month, the team completed the pour for the 42nd-floor slab.

The development team also includes SB Architects, ID & Design International, and Kimley-Horn.
The residences, ranging from 1,380 to 2,637 square feet, will feature a mix of two- and three-bedroom units, with 10-foot ceilings, private terraces, and floor-to-ceiling windows showcasing spectacular views of the city skyline and Tampa Bay. High-end finishes include quartz countertops, large-format porcelain tile floors, and European-style cabinetry.
The top three floors of Art House will feature 12 exclusive penthouse units, ranging from 3,157 to 4,847 square feet, each with three bedrooms and four-and-a-half bathrooms. The penthouses will offer den areas with wet bars, expansive owner’s suites, 11-foot ceilings with glass walls, wraparound terraces, and a butler’s pantry.
Residents will have access to a wide array of luxury amenities on the ninth floor, known as Cloud 9. These include a resort-style pool, an exclusive cocktail bar, poolside cabanas, a fire pit lounge, and state-of-the-art indoor facilities. The indoor amenities will include a gaming simulator, a theater room, coworking spaces called The Hub, a full spa with sauna and steam room, a fitness center with outdoor training areas, a covered dog park, and fully furnished guest suites.
The ground floor will feature 6,100 square feet of retail space along Central Avenue and 3rd Street South, with more than 75% of the condos already sold. Pricing for the remaining units starts at $1 million.
Construction is expected to be completed by fall 2025.
